In estate management, deferred maintenance rarely stays small. It grows quietly — into mold, water intrusion, pest entry points, structural degradation, or costly emergency calls. What looked like a $150 fix in May could be a $5,000 repair next spring.


Common “Small” Issues That Become Big:

  • Neglected gutters → fascia board rot → siding and framing damage

  • Missing caulk around a window → water intrusion → warped flooring

  • Dirty HVAC filters → system strain → full unit replacement


Our Rule of Thumb:

If it takes under 30 minutes and/or costs under $500, it’s always better to do now. Waiting means you’re gambling — not just with money, but with the integrity of your home.
